There’s never been a more dire need for housing or a better time to build an accessory dwelling unit, commonly referred to as a granny flat. In the last 3 years there have been 7 sweeping legislative bills that have opened the door for widespread ADU adoption. Coupled with the effects of COVID and a recession, it’s no wonder homeowners are more motivated than ever to build ADUs to support families and are looking for additional cash flow potential. Maxable takes homeowners from idea to move-in ready. Maxable offers consultations, online education, architecture services, and GC matching.

Historically, homeowners love Maxable because of our focus on education and high level of service. Our organic growth and high engagement speaks to our understanding of the market and offering the right services for our clients. Now, we’re ready to take a manual process that’s been extremely successful and well received and layer on software. We are building an online marketplace. For the first time, homeowners can learn, explore, hire, and manage their project ADU from one platform. Solution: Homeowners can learn the basics and do research from a trusted source. Connect homeowners with pre-fab companies and general contractors. Provide design services that will get through permitting with ease and be cost-effective to build.

Maxable offers the following services: eCourse ($99) - Self service model for homeowners looking to learn more. Home Evaluations ($199) - Personalized one-on-one consultation with an ADU expert. One in four of these Home Evaluations convert to design clients. Design Services ($14000 Average Contract Value) - Design services are paid out in 4 phases typically over a 3 month period. Design Referrals ($1100 Average Contract Value) - Referral design commissions are paid out at 10% gross in one payment. GC Matching ($3000-$6,000 Contract Value Range) - Referral general contractor commissions are paid out at 3% gross in two stages. Projects average about $200K.

Maxable’s key target demographic are affluent baby boomers who have lived in their home for at least 5 years and generally have equity to pull from. Baby Boomers are relationship driven and want to see and speak to someone face-to-face when making a 6-figure purchase. We’ve leveraged SEO and educational content and frequently connect with homeowners at the beginning of their ADU journey. From there we funnel them into free educational services like our well-attended webinars. After attending a webinar our target demographic is much more likely to pull the trigger on a paid service like our Home Evaluations. To grow our funnel our focus is on strategic partnerships, referral program, and improved website and lead magnets.

Competitive Analysis

Competitive Analysys
Currently, the market is extremely fragmented and made up of a lot of smaller companies: Design-build firms, architecture studios, and prefab ADU companies. Unlike Maxable, there are very few competitors offering state-wide solutions. 1. The similarities between where the solar industry was ten years ago an ADUs are now is uncanny. Turn key solar solutions, including providing financing, fueled growth as well as changing state regulations and tax credits. 2. Over 200M has been invested in prefab ADU companies in the last 6 months. These companies operate in a small geographic region due to the difficulty of scaling an in-person sales force, dealing with permits in new jurisdictions, transportation & logistical challenges, and installs.
